After twenty years building it by hand on three lots in central Punta Gorda, the owner is ready for the next chapter. We're looking for the right hands.
A Piece of Ground is a 25-bed exclusive-use group accommodation compound on three lots in central Punta Gorda Town, southern Belize. Four buildings — three multi-storey concrete plus one single-storey, all-concrete construction with Belizean hardwood interior finish. Owner-built and operated since 2003.
The compound runs on a one-group-at-a-time model: universities, mission teams, healthcare volunteer cohorts, study-abroad programs. Between groups it fills with single travelers via Airbnb, Booking.com and direct booking, connected through a channel manager.
It's not a yield-driven hospitality investment. It's a working group lodge with a property and a transferable book of business — built for an organization that already brings people to Belize and wants a permanent base instead of a venue rented every year.
Four private rooms (two queen, one full, one full + bunk), a bunk room with four beds, a 12-pod dormitory, a full working kitchen (staff-operated for group meals), courtyard, and rooftop deck. BTB property license HOT01255 active and transferable. CBA "No Objection to Occupy" letter on file (Aug 2019). Direct booking website (apieceofground.com) with Stripe checkout integrated.

Single-traveler OTA revenue runs between groups, estimated $200–$800 USD/month depending on season. Quiet-month run-rate carries the compound at roughly $750–$1,000 USD/month all-in.
Anchored to the 2019 third-party appraisal of the physical asset (three lots and all structures), exclusive of the operating business. Current value sits at the upper end of that range or modestly above — seven years of construction-cost appreciation plus the active business and transferable 2026/2027 bookings. Open to serious offers.
Stamp duty: 8% buyer-side for foreigners, 5% for Belizean buyers (7% via a Belize IBC structure). Title clear; one lot has back property tax (under $5,000 USD) to be settled at closing. BTB license active and transferable. Owner financing considered case-by-case; not the lead structure.
The one-page financial overview goes out to anyone seriously interested. After that, the next real step is a visit to Punta Gorda — we'll put you up while you're here.
